Commercial Upholstery Requires a Different Approach
Commercial upholstery often receives heavier use than residential furniture, but the amount of use is only one consideration.
A chair in a private office, a busy reception-area sofa, and seating in a medical waiting room may all have different fabrics, dyes, backing materials, cushion construction, cleaning histories and wear conditions. Some fabrics can tolerate a more thorough cleaning. Others require careful control of moisture, cleaning solution and agitation.
That is why I do not use the same cleaning method on every office chair, sofa or upholstered seating area.
Before cleaning begins, I consider the fabric, construction, condition, type of soil and any existing wear or damage. My goal is to remove as much accumulated soil as reasonably possible without taking unnecessary risks with the upholstery.

Commercial Upholstery Cleaning Since 1970
I started professionally cleaning carpets and upholstery in 1970. Over the past 56 years, I have cleaned thousands of pieces of upholstered furniture in homes, offices and commercial environments.
My background in chemistry has also given me a strong understanding of how cleaning solutions interact with different fibers, dyes and soils.
That experience is particularly valuable with commercial upholstery because furniture can vary considerably from one business to another. I do not assume that every chair, sofa or waiting-room piece can be cleaned the same way.
I inspect the furniture first and then determine the cleaning approach I believe is safest and most effective.
Every Commercial Fabric Is Different
Commercial furniture may contain cotton, polyester, nylon, acrylic, wool, rayon, linen, blends and other materials. Even two pieces that appear to have the same fabric can react differently during cleaning.
Differences may include:
- Fabric construction
- Dyes and dye stability
- Backing materials
- Cushion construction
- Age and wear
- Previous cleaning
- Sun fading or deterioration
- Existing spots, stains or damage
Before cleaning, I inspect the upholstery and test the fabric when appropriate.
Equipment is only part of professional upholstery cleaning. Knowing how and when to use it matters just as much.
My Commercial Upholstery Cleaning Process
I do not arrive with a predetermined cleaning process that I use on every chair or sofa. The proper method depends on the furniture itself.
Depending on the upholstery, the cleaning process may include:
- Inspecting the furniture and fabric
- Identifying the fiber and fabric construction when possible
- Testing the fabric when appropriate
- Vacuuming when appropriate
- Treating individual spots and stains
- Applying the appropriate cleaning solution
- Using controlled agitation when necessary
- Carefully extracting or removing cleaning solution and suspended soil
- Performing a final inspection
- Positioning furniture to encourage proper drying
Moisture control is especially important with upholstery.
Using excessive water does not necessarily produce a better cleaning result. In some situations, too much moisture can contribute to prolonged drying, browning, shrinkage, dye migration or other problems.
My goal is to remove as much soil as reasonably possible using a method appropriate for that particular piece of furniture.
What About Stains?
Commercial furniture can collect many different kinds of stains, including food and beverage spills, body oils, ink, makeup and other substances from everyday use.
The best treatment depends on both the substance involved and the fabric it is on. I do not simply reach for the strongest spot remover available, because a stronger chemical is not necessarily a better solution.
Some stains can be removed completely. Others may have permanently altered the dye, damaged the fiber or changed the appearance of the fabric in a way that cannot be completely reversed.
Before treating a difficult stain, I consider both the potential benefit and the potential risk to the upholstery.
